My Dad and I have been teaching commercial real estate investing at U of T and York U for the last several years. It’s been a very popular course, and we’ll be doing it again this Winter at U of T commencing January 14th, 2015. Topics that may be covered will consist of:

Workshop #2: For Sale by Owner (FSBO) – How to Successfully Negotiate a Deal Without Representation

Can you sell your home yourself? How do you do that?
What type of liability or risks are there if you go the FSBO route?
Do you have to pay commission to the Buyer’s Realtor? How much and why? 
What does a FSBO company such as ComFree and Property Guys really do for you?
What are the drawbacks of selling your home yourself?
Are you really saving any money selling by yourself?
Workshop #3: Everything You Need to Know about Home Inspections & Financing
Topics that may be covered will consist of:
What type of property should you look for?
How much can you afford?
What determines the value of your home or the one you are thinking of buying?
How important is location from a financing perspective?
Is a home inspection really necessary? What is a preliminary inspection? What do home inspections cover?
What is Tarion?
Staging your home for sale – what’s that?
If you do a renovation, will you get your money back when you sell?
Workshop #4: Investment Properties - Where Should You Invest Your Money?
Topics that may be covered will consist of:
What type should you buy? Multi-residential, commercial, industrial?
What’s the difference between the three?
What are the pros and cons of each type?
Financing investment properties
Do you want to be a Landlord?
Investment Real Estate terminology: Cap rate, NOI, LTV ratio, VTB, etc.
How much money do you need to start?
Workshop #5: Should You Consider Becoming a Realtor?
Topics that may be covered will consist of:
Is selling and/or leasing real estate the right occupation for you? Attributes of a successful Realtor.      
Qualifying to be a Realtor: the types of courses you need to take. Who hands out and administers the licenses?
You’ve got your license, now what? How to interview prospective brokerages. What criteria do you apply to your decision about where to work, and for whom?
The business of Real Estate: How a Brokerage operates (for example, commission splits between Realtors and Brokerages).
How much will you earn? Typical expenses. How revenues you bring in are shared. Is the Realtor self-employed, an employee, or a business owner? Accounting and tax guidelines for a Realtor. Can a Realtor be sued?
